At Ward Gethin Archer we will always take the time to fully understand your needs and requirements and also the particular demands of the individual property that you wish us to deal with. We will provide you with a specific cost estimate tailored to you and the particular property at the outset of any transaction. 

Our team (pictured to the right) has over 150 years of collective experience in delivering high quality work in relation to property matters. Regardless of which team member works on your matter, they will be supervised by either Anna Hall, Adrian Long or Lauren Dilworth who are directors and heads of the conveyancing department.

We will advise you immediately if any circumstances arise which may lead to a significant increase in the estimated charges. This would include any changes in your instructions during the transaction. We will discuss with you the likely impact on cost before any additional charges are incurred.

Our example prices are based on direct contact between you and us as instructions from third party intermediaries may result in alternative costs.

 


Purchase of a freehold residential property

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry, and dealing with the payment of Stamp Duty Land Tax (SDLT) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Our fees are based on the value of the property you are buying. Factors such as whether Title to the property is unregistered or whether Title is freehold or leasehold will also have an effect on the overall fee.

Example

The purchase of a residential property at a price of £250,000 where you are not a first-time buyer and don't have an interest in any other residential property anywhere in the world.
